It's Final Walk Thru Day.... A day where the home buyer and their agent gets to walk through the home again a couple of days before closing and the keys get handed over. A walk thru allows a chance for the buyer and agent to check the home and make sure that everything that was supposed to take place--has. Has it been properly cleaned? Are all the items removed that were supposed to go? Is there anything missing that was supposed to stay? Etc. If there are any probelms, they will need to be corrected asap to make sure there are no delays in the completion of the home purchase. The Gist: The revisions to the Act suggested by the association will increase transparency for buyers.... ... with respect to the services and compensation of the buyer’s broker; increase transparency for buyers and sellers who work with a dual agent regarding the limitations of a dual agent’s advocacy; and improve understanding of brokerage relationships for consumers and brokers alike with a rewriting and simplification of the Agency Law pamphlet. Honestly, I have been using Buyer Agency Agreements with my clients for years to better protect everyone involved. A Buyer’s Representation Agreement clarifies expectations, helping you understand what you should and shouldn’t expect from your buyer’s rep, and what they will expect from you, which usually centers on mutual loyalty.🙂 This should also make buyer’s think twice about calling any Joe Blow (no offense to anyone named Joe Blow intended) 😅… but you should be represented by the hardest working, most dedicated Real Estate Professional vs. whoever paid for leads or was sent by an online tool.
